Singapore’s Postal Districts D1 to D28 Explained

Singapore is divided into 28 postal districts, D1 to D28. To find a home’s district, look at the first two digits of its six-digit postal code: that is the postal sector, and each sector belongs to one district. For example, a code starting 23 is in D9 (Orchard, Cairnhill, River Valley), and one starting 56 is in D20 (Bishan, Ang Mo Kio). The six-digit postal codes were introduced on 1 September 1995, but the older districts never went away: property agents, listings and URA’s property market data still sort homes by district.

Once you can decode a postcode in your head, property listings start making a lot more sense. Here is the full map in table form.

How to find the district for any address

  1. Take the six-digit postal code, for example 520123.
  2. Read the first two digits: 52.
  3. Find 52 in the sectors column above: it belongs to D18, Tampines and Pasir Ris.
  4. Use the district to compare like with like in URA’s transaction data or in listings.

Try another: a condo at 825xxx starts with 82, which is D19, the Punggol end of the north-east. A shophouse at 089xxx starts with 08, so it is in D2, Tanjong Pagar.

Districts, planning areas and CCR, RCR, OCR

Three different maps overlap in Singapore property. Postal districts come from the postal system. Planning areas, such as Bishan or Queenstown, are URA’s units for land-use planning, and HDB towns broadly follow them. URA’s market segments group homes into the Core Central Region (CCR), which covers districts 9, 10 and 11 plus the Downtown Core and Sentosa; the Rest of Central Region (RCR); and the Outside Central Region (OCR). A listing may quote all three, so it helps to know which one you are reading.

The WahLiao Verdict

Use the district as a quick shorthand, not a verdict. A district number tells you roughly where a home is and lets you compare prices fairly in URA’s data, but districts are large and mixed: D10 spans both landed enclaves and older condos, and D19 runs from Serangoon Gardens to Punggol. Always check the actual street, the nearest MRT station and the remaining lease before you judge value by district alone.

Questions people ask

Why do agents call some places “prime districts”?

It usually means districts 9, 10 and 11, around Orchard, Bukit Timah, Tanglin and Novena, which fall in URA’s Core Central Region.

Are HDB flats assigned postal districts too?

Every address has a postal code, so yes, but HDB data is normally organised by town rather than district.

Why is there no sector 74 in the list?

Not every two-digit number is used as a residential postal sector. The table shows the sectors assigned to each district.

Can a district change?

The district follows the postal sector, so a building keeps its district as long as its postal code stays the same.
