For a new household in Singapore, housing sets the budget. A 4-room HDB flat rented in the first quarter of 2026 had a median rent of S$3,000 to S$4,200 a month depending on the town, and private condominiums usually cost more. After rent come school fees if you have children, health insurance, food, transport and utilities. Food and transport are cheap if you eat at hawker centres and take the train.

Rent: the line that decides everything
HDB’s own figures give a floor for renting a whole flat: in the first quarter of 2026, median rents for a 4-room flat ranged from S$3,000 a month in Bukit Panjang to S$4,200 in the Central Area.
